Preparing to Purchase
Items to discuss:
Clarifying your real estate objectives
Establishing purchase timelines
Outlining associated expenses
Exploring available lenders and loan options
Pinpointing preferred locations and neighborhoods
Defining budget constraints
Identifying preferred home specifications, architectural style, and desired amenities
Highlighting specific prerequisites and non-negotiables

Examining factors such as school districts, commute convenience, walkability, and access to public transportation
Pre-Approval
Determine what you can afford and work with a lender to get pre-approved for a mortgage.
Determine how much you can (and want to) spend, save for down payment, and check your credit score.
Property Search
Make a list non-negotiables such as number of bedrooms, bathrooms, and general space desired. Decide which features can be comprised.
Consider the neighborhood, school district, length of commute, ability to complete any repairs, distance to convenience stores, and covenants or HOAs.

Inspection and Final Financicng
Home Inspection
A home inspection is either done before you submit an offer (preinspection) or after your offer is accepted. Although it is not required, we always recommend one so you understand not only the defects of the property but also the ins and outs of the systems within the home. Depending on the results of the inspection, you may have the opportunity to negotiate repairs and credits or to walk away from the property. Home inspections are always challenging because no home is perfect. Our knowledge of renovations, system replacement, and maintenance costs will help you understand the true value of the home making you more comfortable with your purchase.
Final Financing
The final steps in purchasing your property include:
Title Search - this examination covers all city records of the property’s title history, including deeds, liens, covenants, and other documents. The purpose of this search is to confirm the seller has the legal right to sell the property in question and that there are no hindrances that may prevent the buyer from taking full possession.
Appraisal - The lender requires an appraisal to ensure the property's value meets the loan's value. Although this is in the lender's best interest, it also confirms that you won’t be overpaying for your new home! The lender contracts the appraiser and incorporates the fee into the closing cost.
Lender’s Final Commitment - This letter covers all loan terms and agreements for the mortgage they are granting for this purchase. It will also outline all mortgage fees and any stipulations prior to closing.
STEP 3
Final Steps
Final Walk-Through
This is your opportunity to ensure it’s in the same condition as the inspection and review any outstanding items required by the agreement. It’s an opportunity to have peace of mind before the sale is finalized. Although this step is not mandatory, it is highly recommended.
Close of Sale
This is the process that finalizes your purchase! Now that everything is official, you will receive the keys!
